I had to do Steps 1 & 2 at the same time. Not fun. Step 3 I’m inheriting my childhood home. Step 4 I’m not really interested in a second property as of now, but Step 5 is definitely starting after I finish saving $100k in my HYSA

Why not make as much money as possible and work like a workaholic from 16-25, invest as much of my money as possible while living well in that time, and live of the returns of that money from there? With just $3M in investments using the 4% rule you can live of $10k per month for a lifetime!

Dont buy a property as a first investment, cluster risk, high transaction cost, risk for high maintenance cost, while still having running cost and on top of that you loose your freedom and flexibility.

Im 27, I have 4k USD in emergency funds that I put in a high yield savings acc, 5k USD in investments like crypto and dividend stocks. My monthly income in total is (2.3k to 3k USD) their are from my 9-5 job and a from my little online store.
